The ASU MRED program produces real estate development industry leaders who are knowledgeable, skilled, thoughtful, ethical and critical thinkers. Combining theories and practices from business, law, construction, and design, the MRED provides core knowledge and advanced application skills vital to locating and analyzing property, as well as weighing the physical, legal, economic, political and financial conditions impacting the use and development of property.

RED 591A
Real Estate Development Principles
(3 credits)
|
An in-depth investigation of the principal qualitative and quantitative tools and strategies employed in real estate valuation, risk and return analysis, funding models, absorption rates, cap rates and reversion events. In addition, key legal issues and regulatory requirements impacting the ownership, control and transfer of real property are explored. The course also addresses the fundamentals of land planning, building, construction and project management in real estate development.

Market Segmentation and Analysis
(3 credits)
|
This course focuses on market analysis and market data gathering techniques necessary in developing specific market strategies for successful real estate development. Special attention will be placed on the art and science of market segmentation and the resultant strategies of imitation and innovation.

Real Estate Finance and Analysis
(3 credits)
|
An analysis of traditional methods of financial analysis and sources of real estate development financing through debt and equity. Subjects include debt structure, equity, secured mortgages, amortization, valuation, tax implications, while presenting analytical methods focusing on, residual value, development pro formas, sensitivity analysis, income streams, time value of money, income-based investment returns and reversion events.

This course investigates methodologies of business management issues in real estate development projects and companies. Subject matter will include organization, structure, balance sheets, intro to managerial accounting, project reporting, contracts, corporate tax issues.

An examination of the current state of property law and title transfer, the evolving nature of land use regulations, zoning, eminent domain, regulatory takings and the impact of Local, State and Federal regulatory policies and entitlement processes on contemporary real estate development.

Exploring the strategic goals and social dynamics found in team assembly, project management, negations, conflict & risk management, community relationships and the competitive market place, Real Estate Development Management scrutinizes current project delivery strategies, including design-build, fast track, design-bid build and CM at risk.

This course examines more complex sources of real estate development financing through partnerships, reits, syndications, public equity markets, secondary mortgage markets and portfolio theory equity investments while presenting analytical methods focusing on internal rates of return, hurdle rates, reversion schemes, risk benefit reviews, tax implications and equity yields.
